I’m not gonna lie… This post is kind of a fun one.
It’s for the HGTVers, the home hunters anonymous and hobby real estate watchers at heart.
I always find it so gratifying to give frequent peeks into our Grassland market – and this week’s update is quite a fascinating one.
Let’s start with this fact:
Today, there are 78 Grassland homes on the market.
Of those 78 homes, 35 of them are listed at more than $1,000,000.
Chew on that.
This means that of all the homes For Sale, not yet under contract, and zoned for Grassland Middle School, almost half of them are million-dollar listings.
Put This in Perspective
About half of the homes in our area are double or more than the Williamson County average! Which, honestly, blows my mind. The median Williamson County price for homes sold in January 2020 is $518,032.
Here in Grassland (which includes parts of Franklin and Brentwood), our median list price for homes on the market right now is $859,950!
What That Looks Like
I’m going to flash a few pics of some of the listings that stand out to me, starting with what an average Grassland home price looks like.
This new home under construction is one of the closest examples of the average price here in Grassland. It’s a new home build, For Sale in Stockett Creek off of Vaughn Road, and advertises more than 3,200 square feet of heated area. It’s being marketed by Keller-Williams in the high $800,000’s.
Stockett Creek is a gated community not far from the Davidson County line and just minutes to Grassland schools.
Going down in price range to our lowest priced home on the market right now in Grassland is this townhome in Brentwood Pointe:
This townhome was just listed on February 19th by EXP Realty and is priced at $328,000. Brentwood Pointe is located on Moores Ln & Gen. George Patton Dr, just down the street from the Walgreens at the Franklin Rd intersection.
And now… for the highest priced home in our area right now… I’ll post multiple pics because it is A LOT of house. Check out this gem:
Sophisticated is an understatement. This puppy has 30-ft ceilings, almost 23,000 square feet of living space and is marketed by SilverPointe Properties at a cool $17.9 million dollar price tag! Again, I’m posting multiple pics because you can’t just have one.
This home is located off of Old Hillsboro Rd, in the gated Hidden River neighborhood.
For those of you familiar with landmarks, it’s kind of behind The Good Cup plaza, sandwiched between the Harpeth River.
It’s got more than 100 chandeliers, its own ballroom, a dine-in movie theatre
and 3 full kitchens.
The great room is indeed great, with custom trim work and architecture.
No matter your decorative taste, to walk through a home like this is inspiring.
Three wet bars, each of the six bedrooms are ensuites, it’s got 9 fireplaces, a dine-in movie theatre and a wine cellar that stores more than 1,400 bottles.
The Grassland Variety
Isn’t it fun to see what’s sitting in our own back yard? From $300k properties to a $17m home. It’s quite a wide range of offerings here in the Grassland area and each one of them has their place.
I’m willing to bet pretty much all of these homes on the market here today will be under contract by summer. That’s not without a lot of marketing, networking and other Realtor hustling happening behind the scenes. And if you’re thinking of listing, sooner is better than later to jump into the game. I mean, afterall, look at the competition.
